Send your address, the dates you'll be away, and how often you'd like visits. I reply by email to set up a walk-through.

Walk through it together
Before you leave, we meet at the house. I note your thermostat setting, water shutoff, alarm, and the contractors you use. You sign a service agreement and hand me a key.

Get a report after every visit
I visit on your schedule and email you photos and notes the same day. If something needs attention, you hear from me right away.
What I check
Every visit follows the same checklist, so nothing gets skipped from one visit to the next.
Inside
- Leaks under sinks, around toilets, at the water heater, and on ceilings
- Furnace running and the thermostat holding your setting
- Power on, with the refrigerator and freezer running
- Faucets run and toilets flushed to keep drains clear
- Sump pump working, if you have one
- Signs of pests, mold, or unusual odors
Outside
- Doors and windows locked, with no signs of entry
- Storm, wind, or tree damage visible from the ground
- Snow and ice on walks and drives, reported to your plow service
- Packages, flyers, and door hangers picked up
- Gutters, downspouts, and dryer vents clear of ice and nests
Your report
After each visit you get an email with the date and time, what I checked, and photos of the house. You'll always know how it looked on the last visit.
Why it matters in winter. A pipe that freezes and bursts in an empty house can run for days before anyone notices. Many homeowner policies also set rules for a home left empty. Ask your insurance agent what yours requires, and I'll schedule visits to match.

How often should my home be checked?
Every other week suits most homes. Weekly suits older homes, homes that have had frozen pipes, and owners whose insurance asks for more frequent checks. Your homeowner policy may set rules for a home left empty, so ask your insurance agent and I'll schedule visits to match.
What happens if you find a problem?
I email you right away with photos. With your OK, I contact the contractor on your list and let them in. Repairs go to your contractors.
How do you get into the house?
You give me a key or a door code at the walk-through before you leave. Keys stay secured and are labeled without your address.
I've already left. Can I still start?
Yes. A family member or neighbor can meet me for the walk-through and hand over a key. We set up the details by email.
Do you check homes that are for sale or part of an estate?
Yes. Any home that sits empty gets the same visits and photo reports, whether the owner is away for the winter, the house is for sale, or it is being settled as part of an estate.
